Pune: Amanora Park residents allege PMC is levying arbitrary property tax

Pune: Amanora Park township residents have alleged that Pune Municipal Corporation (PMC) is levying arbitrary property tax on them even though these taxes are not fully applicable to them as it is an integrated township built under the Maharashtra Regional and Town Planning (MRTP) Act.

The township is located in Hadapsar at Sadesatra Nali and houses about 4500 families. City Corporation manages the township which was included in the PMC limits in 2018. City Corporation claims to have settled the taxes payable to Gram Panchayat before the township came into PMC limits.

Despite this tax settlement with the Gram Panchayat and Zilla Parishad, residents have claimed that the PMC is levying arrears of property tax on flat owners besides being opaque about the calculation in tax amounts based on the area of the flat. PMC had earlier asked Amanora residents to call a special number and get details about their property tax, but PMC officials have refused to consider the requests, alleged residents.

Amanora residents had run an online campaign which was addressed to Chief Minister Uddhav Thackeray. CM office responded within 24 hours of the campaign and asked the PMC to sort out the issue. Despite a meeting with PMC officials along with some elected representatives, PMC is yet to respond on this issue.

Amanora residents said, “We are already paying a significant amount of infrastructure charges to City Corporation for management of the township. PMC has no plausible explanation for the redundant nature of taxes being levied on flat owners. Amanora got its integrated township status in October 2019. PMC is either ignorant about the provisions of urban planning notification of relevant rebate given in Clause 12.8 of the MRTP act or deliberately ignoring it while calculating the taxes.”

“City Corporation should also review its current infrastructure charges and work with flat owners to evaluate where it can be optimized. There is a room for improvement in the current charges as new constructions are coming up. Also, a new independent infrastructure services company should be formed by City Corporation for management of the township and keeping the corpus in secured funds using agreed modes with flat owners,” residents have demanded.

Meanwhile, residents said that City Corporation has decided to approach Bombay High Court for resolution of this matter as all other means and options have failed.
