Govt to ease building permission norms

Recently, State Urban Development Department has issued a public notification suggesting drastic changes in the procedure of granting the building permission. It is said that the same is being done to put an end to ‘Inspection Raj’ for giving building permission

Pimpri: The building permission norms in the State are set to change and the authority is only waiting for the government notification to get the final approval. The State government has recently issued a notification for changing the building permission rules and has asked for suggestions and objections. If these rules get final approval, people wanting to construct on the plots having less than 2,000 square feet area, will not have to visit local bodies for getting building permission. These rules will be applicable for all urban local bodies except Brihanmumbai Municipal Corporation (BMC).

Recently, State Urban Development Department has issued a public notification suggesting drastic changes in the procedure of granting the building permission. It is said that the same is being done to put an end to ‘Inspection Raj’ for giving building permission. The government has amended Section 37(A) of the Maharashtra Regional Town Planning Act 1966 enabling it to issue this notification.

As per new rules, any individual who wants to construct a building on a plot area less than 1,500 square feet will not have to obtain building permission from the local authority. The local authority will be exempted from visiting the construction site of such smaller plots. The owner of the plot can only construct ground construction on the said plot. In case of construction of plots admeasuring 1,501 to 2,000 square feet, junior engineer of the local authority has to issue plinth checking certificate in seven working days.

The right for issuing completion certificate and commencement certificate will be awarded to private architectures. It will be considered to be a responsibility of the architectures to follow all set norms for carrying out such constructions. The architecture will have to collect the fee from the plot owner and make its due payment to the civic body after issuing completion certificate for the construction.
